Summary
The Superintendent coordinates all site construction activities and supervises all field personnel as required to successfully complete the project on schedule and within budget. This includes maintaining the highest quality, supervising all subcontractors and field personnel, while administering good construction safety practices with all on-site activities.
Reporting Relationships
The Superintendent is selected and appointed by the Project Manager and has been delegated the authority required to successfully accomplish all the duties and responsibilities of this position.
The Superintendent reports to and is accountable to their appropriate Project Manager for the project they are working on.
Job Duties and Tasks for Superintendent:
- Manages and supervises all of John W. Gleim Jr., Inc personnel on the project as well as all subcontractors, equipment and materials, in a manner that maximizes their effectiveness.
- Directs all field personnel to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original plans and specifications.
- Maintains construction schedule, identifies and solves problems. Develops and takes ownership of detailed daily and weekly schedules in accordance with the master schedule and recognizes key schedule milestones. Understands critical construction activities and their effect on the schedule milestones, and effectively communicates scheduling requirements to subcontractors, suppliers, and project team members.
- Releases materials and manages deliveries throughout construction. Manages the staging of materials, keeps a clean and clear site with safe access to work areas.
- Understands the inspection and permit process for the municipality that work is being undertaken and schedules inspections as necessary throughout the process.
- Understands all of the contractual obligations of the plans, specifications, addendums and submittals for their project.
- Reports to the Project Manager on a regular basis, especially when there are any occurrences that can affect the successful completion of the project.
- Assist the Project Manager in summarizing the monthly payment requisitions within the required timeframe to ensure timely billing and payment.
- Must complete and cost code timecards and delivery slips, document additional work and back charges, maintain accurate as-built drawings.
- Maintain positive relationships with customers, contractors, subcontractors, suppliers and other employees.
- Supervises completion of a final punch list.
- Promotes job site safety, encourages safe work practices, performs regular site safety inspections and rectifies job site hazards immediately.
- Ensures all Company employees and subcontractors are adhering to Company safety policy.
- Maintains an organized job site, including the construction office.
- Project Superintendent shall maintain cordial relations with the clients, suppliers and construction staff.
- The Superintendent is required to assess the work completed by the construction team and give them feedback on their performance.
Qualifications for Superintendent:
- 3+ years of successful Superintendent experience.
- Strong verbal and written communication skills.
- Experience with scheduling, ordering, field supervision, quality control, and production of all phases of construction.
- Experience with managing multiple projects.
- Bachelor’s degree preferred, but not a condition of hire.
